A friend called me last week with what he thought was a simple question. "I've got 2 crore sitting in an FD, earning nothing. Should I buy a flat or a shop?"
Twenty minutes later, we were still talking. Because the honest answer is: it depends on what you actually want that money to do for you.
Here's how I'd think about it.
Residential is for people who want to sleep well at night.
You know how it works. You know what a 3BHK in a good micro-market rents for. You understand the buyer, because you probably are the buyer. There's less that can go wrong, and if something does go wrong, there's always a tenant looking for a home — homes don't stay empty for long.
The trade-off is yield. Residential in most good pockets gives you 2-3% rental yield. The real money comes from appreciation, and appreciation takes time and patience.
Commercial is for people who can handle a bit of turbulence for a better return.
A good commercial asset — a retail space, an office floor, a well-located shop — can throw off 6-8% yield. That's not a typo. That's almost triple what residential gives you, sometimes more.
But commercial plays by different rules. Vacancies hurt more, because good commercial tenants take longer to find. Loan terms are tougher. And you need to actually understand footfall, catchment, and business viability — not just "is this a nice neighborhood."
So where does 2 crore actually go furthest in 2026?
If you're in Noida, this is genuinely a good time to ask this question, because both sides of the market have real options at this ticket size.
On residential, the Expressway corridor and Sector 150 continue to command a premium because of green cover and connectivity — but that premium means your entry cost is already high, and future upside is more measured. Noida Extension gives you more breathing room on price with strong long-term infrastructure tailwinds, if you're willing to wait it out.
On commercial, well-positioned retail in established sectors, especially anything riding the metro connectivity and the airport-linked growth story, is where the smarter money has been quietly moving. Yields are healthier, and Noida's commercial story is still maturing compared to Gurugram — which is exactly why some investors see room to get in early.
My honest take?
There's no universally right answer here, only the right answer for you. Ask yourself three questions:
Do you need the psychological comfort of an asset you understand intuitively? Residential.
Do you need cash flow more than you need comfort? Commercial, if you can stomach some risk and do your homework on the tenant and location.
Are you buying for your child's future, or for your own portfolio right now? That changes everything too.
2 crore is real money. It deserves a decision made with your eyes open, not a decision made because everyone at the dinner party is talking about the same project.
